Project Manager – Residential Construction (South Wales)

Location: Office in Cwmbran, with travel to sites across South Wales

Contract: Permanent, Full-time (37.5 hrs/week)

Salary: Competitive, based on experience

About the Role

My client is looking for an experienced Construction Project Manager with a background in residential builds, ideally in affordable housing, managing projects between £2m–£9m. Knowledge of JCT Design & Build Contracts and Building Regs is essential.

You’ll manage projects from pre-contract to handover, working closely with our directors, clients, and supply chain. You’ll need to be a collaborative, proactive team player with excellent communication and organisational skills.

Key Responsibilities

Pre-Contract:

  • Review tender info, flag gaps, and develop action plans
  • Attend design/tender meetings
  • Coordinate planning and building regs processes
  • Organise project handover from pre- to post-contract
  • Set up insurer/NHBC registrations

Post-Contract:

  • Lead and manage full project lifecycle
  • Ensure program, budget, and quality targets are met
  • Liaise with internal teams, subcontractors, and stakeholders
  • Lead monthly reporting, risk registers, and programme tracking
  • Champion site safety and Pendragon’s quality standards
  • Engage with clients and community partners
  • Support site teams with resource and issue resolution

Handover & Aftercare:

  • Manage practical completion, meter readings, and defects
  • Assist with O&M and H&S file submission

Health & Safety:

  • Complete F10, CPP, and ensure site compliance
  • Develop and manage construction programme with monthly updates
  • Ensure site team competency, efficiency, and safety
  • Enforce and monitor build quality and compliance

What We’re Looking For

  • 5+ years’ Project Management experience (preferably affordable housing/care sector)
  • Solid understanding of construction quality, CDM, and JCT D&B contracts
  • Strong leadership, communication, and IT skills (Microsoft 365)
  • Organised, motivated, and solution-oriented
